One roof, several owners

A Victorian terrace was built as a single structure and roofed as one. Your slates carry on over the party wall into next door, the front slope is one plane from one end of the row to the other, and the rear additions form a run of small roofs draining into shared valleys and gutters. The deeds draw a line down the middle; the water does not.

In practice that means three things. Work at the edge of your roof touches your neighbour's covering, so it has to be detailed to keep both watertight. Anything structural on the party wall or the shared stack falls under the Party Wall etc. Act 1996 and needs agreement. And a leak inside your house can perfectly well be coming through the roof of the house next door.

Party wall stacks

Most stacks straddle the boundary and serve both houses. They get surveyed and quoted as one stack, then split per address — one scaffold rather than two is where the saving is.

Shared and secret valleys

Where two rear additions meet, a lead-lined valley takes water from both. They silt up, split at the laps and are almost invisible from the ground until a ceiling goes.

Parapet and box gutters

Front parapets hide a lead-lined gutter behind them. When the outlet blocks, the gutter fills and water goes over the back edge into the roof space rather than down the pipe.

Back additions and outriggers

The rear wing is usually the shallowest, oldest and least accessible bit of a terrace roof, and the part most often re-covered in felt at some point in its life.

Scaffolding one house on a street of thirty

Access is the thing that makes terrace quotes vary. A narrow frontage with cars parked to the kerb often means the staging stands on the pavement, which needs a licence from Reading Borough Council and a pedestrian route kept open. Rear slopes are usually reached through a garden or a shared alley, sometimes through a neighbour's, which is a conversation to have before the scaffolder is booked rather than on the morning.

Where the work is small we avoid scaffold entirely and use a tower or a roof ladder, which takes several hundred pounds off the job. And if a neighbour is having work done at the same time, sharing a scaffold run between two houses is the cheapest thing either of you will do all year — worth asking around the row before you commit.
